CHAMPAIGN–URBANA, ILLINOIS

Historic wood windows.
A considered repair.

Original windows contribute to a home’s proportions, light, and character. Restoration begins by understanding their condition and the reasons they no longer work as they should.

Discuss your 2027 project

Inquiries welcome now. Full-time work begins in late May 2027.

What needs attention?

Loose glazing, deteriorated wood, and a sash that refuses to move can call for different repairs. Describe what you notice; you don’t need to know the technical name. David Richardson reviews the project with you and arranges an assessment when appropriate.

  • Glazing and glass: assess failed putty and the extent of reglazing needed, with attention to existing glass and the surrounding sash.
  • Sash and wood: review damaged areas and repair options for retaining sound original material.
  • Operation and hardware: assess sticking, fit, failed sash cords, and hardware so the scope addresses everyday use as well as appearance.
  • Preparation and finish: plan the surface preparation and painting associated with the agreed repairs.

Repair according to condition.

Not every window needs the same treatment. Some may need localized attention; others may require a more extensive scope. An assessment helps distinguish surface deterioration from problems affecting the wood, glazing, fit, or operation.

The aim is to preserve useful original components wherever practical. Repair options are discussed before work is agreed upon. Restoration is not presented as a guaranteed solution for every window or a promise that an old assembly will perform like a newly manufactured unit.

A clear scope before work begins.

Your written estimate describes the proposed work and pricing. We discuss which windows are involved, repair priorities, access, preparation, and finishing so you understand what the project includes.

If a whole-house project feels too large, ask about a phased approach. Together we can discuss a manageable starting point and how subsequent work might follow. Project dates are confirmed individually; an initial inquiry does not reserve a place on the schedule.

Helpful details for your inquiry.

Share the city or neighborhood, approximate age of the home, number of windows, and the problems you notice. Is the concern deteriorated putty, damaged wood, sticking, broken cords, or several issues together? Photos and access details can be discussed during follow-up.

Oak & Brass is based in Champaign–Urbana, Illinois. Inquiries from surrounding communities are welcome, with travel and project fit discussed individually. Doors, architectural woodwork, and preservation-minded painting can be considered alongside window repairs.
